When you are going to write the contract then never forget to write the type of the contract. Give a suitable title to the contract so that it can get the legal recognition. For example, if you are righting a contract for a house, then give it a title of residential contract.
Another important point to be kept in mind about the contract is that the inclusion of the names of all the parties in the contract is mandatory. Clearly write down the name of the tenant, his address, name of the landlord and his address. If you want to add the phone number or the email address of both parties in the contract, then go for it. it will make the contract more practical.
List all the details of the asset for which the contract is being written. if you are renting a house, then mention its full address, it’s all specifications etc. Also, describe the condition of the house in the contract.
The length of the contract is the most important factor to be kept in mind. Mention the starting and ending dates of the contract as well as the total duration of the contract in years or months.
Induce all the funds associated with the rental property. All the payment information and the methods by which the payment will be paid and the dates of the payment should be written in the contract. You can also add other conditions related to the payment, for example, the fine associated with the late payment by the tenant. Also, describe the conditions of security deposits. Mention that if the property is will not be in its previous condition, the security deposit will not be paid. Also, write that when you will return the security deposit after the completion of the security deposit.
Assigning the responsibilities to the people is also an important point to be kept in mind. State clearly with the names of the person and his designation, whom you are assigning any responsibility, the responsibilities include the payment of utility bills, payment of rent, payment for repairing, etc.
Also, state that the tenant will be responsible for informing the landlord about the problem if he faces any.
