Generally when you want to rent a property i.e. an apartment or an office building, you meet with the landlord or owner and you share your interest in the property. If the both the parties agree on the terms and conditions, a rental contract is signed and the tenant is allowed to rent the property. Guidelines to Create a Rental Application Form:
Details of Property:
A rental applicant starts with the complete details of the property. Here the applicant needs to give the type and address of the specific property that he wants to rent. This part should include full address of the property including the ZIP code and name of the state. If it is an apartment in a building, the apartment No. should be mentioned on the application. Then the applicant should mention the date on which he sent the rental application to the landlord or owner of the property.
Details of the Applicant:
After that, the applicant is required to give his personal details. This part includes full name of the applicant, his or her father’s/husband’s name, marital status, date of birth, nationality, social security number, driver license number, phone number and email address.
Applicant’s Residence History:
An important factor of asking for rental applications is to check and verify the previous history of residency. For instance, when a landlord receives application for tenancy, he is not sure how the previous landlord of the applicant feels about him. With the rental application form, the applicant is required to give details of the residency and it can vary from last place to all the places that he rented in last 5 years. In this part, the applicant is asked to give full address of the property that he rented, duration of tenancy, monthly rent, and reason for leaving the place, name of the landlord and his phone number for verification. If the applicant has rented more than 1 property in the past, he is required to give details of all of the properties.
Applicant’s Employment History:
Another important aspect of a rental application is to verify and confirm if the tenant will be able to afford the place and will make the rent payments on time. If an applicant is asked, he will definitely say that he can afford the place but it’s not the preferred way to confirm. Instead, the applicants are asked to give details of their employment on the rental application so the landlord can verify the information. This portion should include if the applicant is self employed, freelancer, works at a company or has his own business. Then there should be complete details of the company i.e. name, address, and contact number of the supervisor or manager and duration of the employment. Some landlords also ask the tenants to specifically mention how much they earn each month including their salaries and extra income from investment or partnership in a business.
Applicant’s Family Details:
Landlords understand that the number of tenants affects the living situation in any property which means if there are fewer people living in an apartment; it will be less damaged by the tenants as compared to a family that has 10 or more members. This is why applicants are asked to specifically mention their family members with ages and relationship so the landlord can easily make a decision of accepting an application or rejecting one.
